WHY HAVE A STRUCTURAL REPORT?
Structural Surveys form the majority of Specialist Engineers Reports carried out by Survey World.
Very often we are specifically requested to inspect part or parts of a property only.
This is known as a Specific Defect Report on a certain area of the property or structure only, as required by a Bank or other lender for mortgage lending security purposes and is also called a part structural survey.
The Full Structural Survey is a more comprehensive overview of the whole structure of the property and very often mortgage lenders may request a report on the 'whole structure' in order to make informed lending decisions, or may occasionally decline to place a current valuation on a property, until a Full Structural Survey is carried out first.
The Full Structural Survey or Part Structural Surveys as described above, are a totally different type of survey to either of the following
'Homebuyers Survey', referred to as a Level 2 survey
or
'Full Building Survey' or often called a Level 3 survey.

Structural Engineers also carry out Insurance claims work and so are very experienced in identifying any current or latent defects the property may have, along with potential causes, the urgency of any proposed repairs, plus remedial works specifications and most importantly, general cost estimates which you may need to consider before or after the sale is completed.
Quantifying any potential costs and likely expenditure in advance of exchange of contracts, allows the buyer to be able to potentially re-negotiate the purchase price with the seller to cover such costs as necessary.
